STEP 1: CONSULTATION & LIVE DESIGN SESSION.
What is involved?
We will visit you in your home, listen to your ideas and gain a full understanding of what it is you want to achieve. We then mix them with some of ours, carry out a measured survey and sketch up 3 or 4 fully different options for you to keep, bringing your project to life and giving you plenty to discuss with family and friends. At this stage we can also advise you about Council requirements such as Permitted Development, Planning Approval and Building Control, services such as water, electric & gas and Party Wall agreements.

STEP 2: PLANNING APPROVAL.
What is this?
Once you are happy with the design we turn them into planning drawings and determine if you can use your permiitted development rights for the project. Don't worry about dealing with the local authorities we will liaise with them regarding any questions or queries that may arise. We will then submit all plans on your behalf to the local council, it normally takes a period of 8-10 weeks to gain approval.

STEP 3: BUILDING REGULATION DRAWINGS.
Do I need these?
Building regulation drawings outline exactly how your new project will be constructed including materials, structual elements and further technical details. In essence the drawings create a blue print for the contractor to build the project. We advise and agree with you which materials are suitable to gain the look at feel you require whilst adhereing to the rules. We will also liase with other consultants such as Structural Engineers to produce a co-ordinated set of construction information for pricing and the build period on site.

STEP 4: PROJECT SUPERVISON AND BUILDER RECOMMENDATION.
Can you do this?
During the build period we are there to offer advice and guidance when handling the construction side of things. We can check on key specific points throughout the build period ensuring peace of mind and professional opinion. Builder recommendation service – We can offer you a selection of 3 local builders to tender for the job, including general pricing guidelines regarding how much your project should cost.
